...You Sell a Property via an Agent

...You Sell a Property Privately

  • Orders the statutory searches and creates the Form 1 (if requested by you or the real estate agent)
  • Free review of your contract before you sign it to make sure you are being treated fairly
  • Receives the signed contract and Form 1 from the agent and creates a physical and/or electronic file
  • Gets you to sign legal and financial authorities that allow us to complete settlement on your behalf
  • Assists you with getting any bank mortgages discharged from the title
  • Assists you with any other dealings on the title (caveats, encumbrances etc)
  • Verifies your ID and your authority to deal with (sell) the property
  • Offers assistance with obtaining your clearance certificate from the Australian Taxation Office (ATO)
  • Liaises with your Purchaser's conveyancer to ensure settlement happens on time
  • Ensures full compliance with Land Services SA requirements
  • Joins an online settlement workspace on PEXA and communicates with all other parties to the settlement

  • Creates a physical and/or electronic file
  • Liaises with your surveyor
  • Liaises with council for their requirements as needed
  • Obtains written consent from any interest-holders in your property, such as mortgage banks, caveators, encumbrancees, etc
  • Consults with Land Services SA regarding fees
  • Gets you to sign legal and financial authorities enabling us to complete the land division on your behalf
  • Verifies your ID to Land Titles Office standards
  • Liaises with Revenue SA to fulfil any Stamp Duty obligatios
  • Ensures full compliance with Land Services SA requirements and documentation
  • Personally lodges your application for new titles directly with Land Services SA
